Why fire door maintenance should be a top priority for Block Managers

4 July 2025

Fire doors are one of the most overlooked safety assets in residential and commercial buildings – yet they play a critical role in fire safety strategy.

As a block manager, ensuring your clients understand their importance isn’t always easy. But with changing legislation and rising insurance costs, fire door compliance is now more vital than ever.

Legal compliance is non-negotiable
UK fire safety legislation, including the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety Act 2021, places a clear legal responsibility on building owners and responsible persons. Fire doors must be fit for purpose and regularly inspected.

Neglecting this duty can result in fines, prosecution, or worse – liability in the event of a fire. Regular inspections and documented compliance are the first lines of defense.

Fire doors protect lives – and property
Properly maintained fire doors are designed to withstand fire for 30, 60, or even 90 minutes, giving residents valuable time to escape and the fire service time to contain the blaze.

By slowing the spread of fire and smoke, these doors:

– Reduce structural damage

– Protect personal property

– Help maintain lower insurance premiums

Maintenance makes all the difference
Fire doors are only effective if regularly inspected and maintained. Key areas to check include:

– Damage to the door leaf or frame

– Whether the door closes fully and correctly

– Condition of intumescent and smoke seals

A competent fire door surveyor can spot issues early and ensure compliance.

New Regulations: Mandatory checks in high-rise buildings
Since January 2023, updated regulations in England require routine fire door inspections in multi-occupancy buildings over 11 metres:

– Flat entrance doors must be checked every 12 months

– Common area fire doors must be checked every three months

– These rules are not optional – they’re a legal requirement for all relevant properties.

At the end of the day, it’s about saving lives
Fire doors are not just a box-ticking exercise. They are critical life-saving equipment. Ensuring they function properly can mean the difference between a contained incident and a catastrophic event.
