NG looks at five ways landlords can make their property more sustainable in 2023

NG Chartered Surveyors has some advice for landlords on how to make their property more sustainable and help reduce energy costs.

Jamie Pervin, Facilities Management Surveyor at NG, says that landlords who take measures such as changes to landscaping and using solar power will not only help improve the sustainability of a building, but also attract a whole new generation of tenants who are now more environmentally conscious than ever before.

Here are just some of the measures landlords could take to reduce their property portfolio’s carbon footprint:

1. Replace halogen lights with LED: LED bulbs use approximately 90% less energy than a standard halogen bulb. Having movement sensors in communal areas will also reduce the amount of energy used.

2. Turn off heating in communal areas: Heating communal areas can be an unnecessary expense. Turning this off can be a quick way to make savings on your energy bills.

3. Invest in solar power: This could increase the property’s value and can save on energy costs.

4. Install electric charge points in car parks: This can be tricky to implement but will ensure that the building is future proof and can make it more appealing to future residents.

5. Change the landscaping: Planting more trees can offset carbon emissions and bring greenery into city centres. You can also plant bee-friendly flowers and create “bug hotels”. A lot of residents enjoy being involved in the landscaping of a site and it helps create a community feeling.
