Building partnerships - the rise and rise of Stanton Forge!

How the rise of Stanton Forge began.

Richard Sutton, MD at NG Chartered Surveyors first began working with Lisa and David Hartshorn when he brokered a deal to build a new head office for their company, Advanced Roofing at Littlewell Lane in Stanton by Dale, Ilkeston. Fast forward 10 years and the relationship is still thriving!

Following the completion of the land deal and the construction of their new office, Lisa and David realised that they were sitting on a considerable chunk of unused land from the build of their offices. This realization soon prompted them to devise a plan to diversify and venture into property ownership and become landlords! Thus, D M Hartshorn Investments was born!

Lisa said: “When we realised that there was a lot of extra land leftover, we consulted with Richard, who advised us that there was pent-up demand for start-up units. Following his expert advice, we decided to go ahead and build the first phase of Stanton Forge – four light industrial units.”

The scheme, completed in 2016, was an instant success and we were inundated with enquiries from prospective tenants. Deals welcoming new businesses to the units were finalised well ahead of the scheme’s completion!

Phase two of Stanton Forge… and beyond!

Lisa and David’s focus shifted to a second phase and they swiftly acquired a parcel of available land to the rear of Phase 1 of Stanton Forge.

Responding to the pent-up demand for high-quality industrial space, five new industrial units at the Stanton Forge development were brought forward and completed last year. And once again our team here at NG Chartered Surveyors were able to swiftly lease the new units.

Following the huge success of Phases 1 and 2, we asked Lisa what the future at D M Hartshorn Investments looks like.

“The shortage of start-up units and its great location between Junction 25 & 26 of the M1 has propelled Stanton Forge into a genuine success story! A third phase is definitely something we are toying with given that we have approx 2.5 acres at the rear of Phase 2. Watch this space!”

Having been part of Lisa and David’s remarkable journey for over a decade, we asked our MD Richard, what it means to him “It’s been wonderful to be part of the story of Stanton Forge and extremely satisfying to see Lisa and David’s vision become a reality.

“The initial phase of Stanton Forge marked the first new-build scheme in Ilkeston since before the recession in the late 2010s. These units are tailored made for start-up businesses. With Junction 25 of the M1 only 10 minutes away they provide excellent connectivity to the motorway network. The prospect of of a third phase is truly exciting and we look forward to hopefully, NG’s continued involvement in this ongoing success story at Stanton Forge.”

Lisa added: “We very much enjoy working with Richard. He’s honest, down to earth, and really understands the market.
