Is compliance changing the role of the surveyor?

Across the surveying profession, and particularly within asset management, it feels like the administrative and compliance burden attached to property is growing at a pace few could have predicted.

At NG Chartered Surveyors, that is certainly something we have been reflecting on.

As legislation and compliance obligations continue to evolve, clients naturally expect more support. That is understandable. Property owners want reassurance that obligations are being met, risks are being managed, and nothing is being missed. With that comes an increasing volume of documentation, tracking, review and follow-up, often across multiple parties with different responsibilities.

The challenge is that, in practice, managing compliance is rarely straightforward.

A significant amount of time can be spent reviewing paperwork, chasing outstanding information, and making sure tenants, and clients where appropriate, are completing what they need to. That work matters, but it can also create blurred boundaries around responsibility.

If we are acting for the landlord, where does our role end and a tenant’s operational responsibility begin?

That line can feel increasingly difficult to define.

As Jude Weston, Director at NG Chartered Surveyors, puts it: “There is no doubt compliance is a critical part of managing property well, and rightly so. The challenge is that the volume of associated administration has increased significantly, and surveyors often find themselves in the middle, coordinating, reviewing and following up far beyond what would traditionally have been expected within asset management.”

That balancing act is becoming a bigger part of the day-to-day.

“We are spending more time than ever ensuring documentation is in place and helping keep compliance moving across portfolios. The question many surveyors are asking is where professional oversight ends and operational responsibility begins, particularly when expectations continue to rise from all sides,” says Jude.
