New fire door regulations - what you need to know

New fire door regulations have come into effect as of 23rd January 2023 as part of the Fire Safety (England) Regulations 2022. This will impact any building that is 11m tall or higher, says Jamie Pervin, NG’s Facilities Management Surveyor.

These new regulations will make checking communal fire doors quarterly a legal requirement. The “responsible person” for the building is also required to check all apartment front doors for issues and show reasonable effort to check if access is difficult. All managing agents are one of the responsible persons for a block they manage, so this will create new challenges for the industry.

The Grenfell tragedy showed that fire doors are an often-overlooked area of a building, and these new regulations will make sure that these doors meet compliance and provide the protection that they are designed for.
