Putting the Spark back into Annesley

The benefit of a close and established working relationship with your client was brought home recently by Richard Brown of NGCS.

Hallborough Properties, on behalf of The Joseph Ogden Trust, instructed NGCS to prepare a Schedule of Dilapidations on a 14,000 sq ft warehouse at Annesley, recently vacated by an electrical wholesaler.

A comprehensive Schedule of Dilapidations was prepared by Richard Brown, and passed to the client who negotiated a sizeable cash settlement.  The client was keen to re-market the property, and on Richard’s recommendation agreed to having extensive refurbishment works carried out to aid re-marketing.

The targeted refurbishment of the external areas of the building, car park and yards, together with returning the internal offices to a high quality finish, was achieved within 3 weeks, enabling the client to pro-actively market and subsequently re-let the building.
