Q1 East Midlands commercial property market - momentum returns and new trends emerge

7 May 2025

The office market is showing clear signs of recovery, and at NG, we’re experiencing that shift first-hand. In recent months, we’ve completed several notable disposals, and a growing number of properties are now under offer. The uptick in demand signals renewed confidence among occupiers and a positive outlook for the sector.

A strong start to the year
The first quarter of the year is typically a time of heightened activity as businesses reassess their property strategies after year-end reviews. That trend has certainly held true in 2025. We’re seeing companies take decisive action – whether it’s to support growth, boost staff wellbeing, or adapt to hybrid working models.

Business parks back in focus
We’re also seeing a surge of interest in business parks. Recent deals include a 4,000 sq ft letting at NG2 Business Park and 5,500 sq ft at Apex Business Park. These locations offer flexibility, convenience and amenities that align well with hybrid work patterns -particularly for businesses prioritising accessibility and ample parking.

Character spaces with a modern edge
In Nottingham’s Lace Market, we’ve completed several exciting lettings, including 19 Stoney Street and 35-27 St Mary’s Gate. These buildings blend historic charm with modern functionality – perfect for creative and forward-thinking businesses that want their space to reflect their identity and values.

What occupiers want now: fit-outs that work
One clear trend we’re seeing across the board is that occupiers want more than just square footage. They’re looking for thoughtfully-designed spaces that support collaboration, creativity and culture. Cool, contemporary fit-outs are now a key decision driver. A well-designed office isn’t just a place to work – it’s a tool for attracting talent, enhancing productivity and telling your brand story.

That’s why we’re advising our clients, especially in out-of-town business parks, to invest in premium refurbishments. Smart upgrades can completely reposition a building and significantly boost its appeal in today’s competitive market.

What’s next?
Hybrid working is here to stay, and it’s reshaping how – and where – people work. But the office still plays a critical role as a hub for culture, innovation and team connection. Our job is to help clients navigate this evolving landscape, aligning property choices with their operational and strategic goals.

At NG, we’re optimistic about what lies ahead. As long as quality, flexibility and user experience remain front and centre, the office market will continue to adapt – and thrive.
